Sell Your Property

These days selling a property is covered by numerous pieces of legislation including the Estate Agents Act 1979, the Property Misdescriptions Act 1996, Anti Money Laundering Regulations and the recent Home Information Pack (HIP) regulations. We try to make life as easy as possible for our clients. Unfortunately, we cannot begin marketing a property until we have all the required information.

So, firstly we will need to visit your property to give you a valuation. To arrange a valuation, you can fill out the form at the foot of this page and we will contact you, or you can call us on: 01304 240801.

Secondly, we will need you to fill out a form, a Sales Agreement. If you need help with that, we can go through it with you either at the time of the valuation, or later at the office.

Home Information Pack (HIP)

Next, you will need to get a HIP. We can arrange for this to be done on your behalf or you can get one done through your solicitor - either way there will be a charge which will need to paid in advance of selling your property.

Marketing Your Property

What we will do as soon as we have received the information from you:

Within 24hrs:

  • Contact all our 'hot buyers' by telephone
  • Email/SMS text/post the details of your property to all the remaining buyers
  • Publish your property on our website, FindaProperty.com and PropertyFinder.com, including photos, floorplans and a virtual tour (floorplans and virtual tours are options)
  • Display your property details in our office(s)
  • Give you feedback after every viewing

Within 7 days:

  • Advertise your property in our weekly local newspaper advertisement
  • Coordinate any additional advertising

Every 14 days:

  • Contact you to update you on our marketing progress

Of course, we would be delighted to hear from you at any time if you have any questions, concerns or queries! Occasionally we do make mistakes. If this is the case with your property, please call us immediately and will do everything we can, as quickly as we can, to rectify the problem. We totally understand that sometimes selling your property can be a stressful and difficult time, but please do not suffer in silence. Viewings

We can carry out accompanied viewings or, if you prefer, leave you to conduct the viewings yourself. Either way, the presentation of your property is key to turning a viewing into a sale.

Presentation Tips

If you are looking to maximise the price of your property, presentation is crucial. Here are some useful tips on how to present your property more effectively:

  • First impressions count! Most people have made up their minds within a few minutes of walking in the door.
  • Pay attention to the outside, particularly doors and windows. Repaint or clean these if required.
  • Ensure that the garden is neat, with newly mowed lawns, and weeded paths and borders. Put anything unsightly, such as wheelie bins etc. out of the way and move cars off the driveway.
  • Clean your home from top to bottom
  • Do not have clutter in your home. Get rid of anything non-essential - that stuffed Moose head left to you by your late Aunt Mildred may mean a lot to you, but it could be distracting to a potential buyer and clutter makes your home look smaller and less inviting.
  • Replace worn or damaged carpets.
  • Re-decorate in neutral colours where necessary to brighten your home. Yes, people will probably change the decoration to suit their own taste once they have bought, but it is a big advantage if people can move in and not have to change anything immediately.
  • Clean entrance doors, doorknobs, lights and fireplaces.
  • Turn on all internal lights, particularly table lamps, and under unit lighting in the kitchen.
  • Make sure the kitchen and bathroom are spotless. Kitchen work surfaces should be free of anything other than essential items.
  • Lock up pets and try to get friends or neighbours to look after your kids. You may love them, but potential buyers may find them a distraction.
  • You do not need to go to the lengths of baking bread or brewing coffee, but negative smells can be a disadvantage. If you do have pets, get a friend to give you an honest view on whether the area where your pet sleeps does need freshening up.
